Suitesbnb International Corporation, a company based in Miami, Florida, operates this reservation platform, which facilitates connections between guests and hotels for the purpose of making reservations to stay at properties, hotels, or villas advertised on Boutiquebed.com for a specified duration and number of guests.
A. Suitesbnb International Corporation is not the owner of any listed properties. Consequently, we are not liable for changes to furniture, interior design, or discrepancies between the photographic materials and the actual layout of rooms, as these may differ from the prototype images displayed. Our responsibility is limited to processing payments and handling refunds or credits in accordance with the policies outlined in Clauses 2, 3, and 4 below.
B. Our liability ceases on the date of check-in for a confirmed reservation or in cases where the guest does not arrive, as further detailed in Paragraph D.
C. For cancellations initiated by guests prior to arrival, or in cases where a hotel or villa cancels a reservation, please refer to the cancellation policy outlined in Clauses 3 and 4 below.
D. For "no-show" instances, where the guest(s) fail to arrive on the date of the reservation for any reason, all payments made for the reservation are non-refundable.

When a guest or a property administration need to make changes in the dates of travel, number of guests, cancellations or any issues of non-satisfaction boutiquebed.com duty & responsibility is to mediate for a solution between the property management and the guest responsible for the reservation, therefore both parties accept the Terms and Conditions published in this website (read below). To find solutions we expect our employees, customers, and partners to treat each other with respect.
Our company values and this reservations website do not discriminate without regard to age, ancestry, disability, national or ethnic origin, race, religious belief, sex, sexual orientation, gender identity, marital or veteran status. Any guest or property management that violate our corporate ethics will be expelled from being part of our community and where applicable by law subject to legal liability for violations regarding abusive behavior, language, threats or any form of intimidation and discrimination.

Community
While staying at a property or using hotel services reserved and confirmed by boutiquebed.com, we ask you to be considerate of the surrounding community. Try to limit any noise that might disturb the neighbors, respect local laws and traditions, and be mindful of your impact on the environment.
2. Reservations Policies:
Check in time is at 3:00 pm
Check out time 11:00 am
A. If you do not check out by 11:00 am local time the hotel will apply additional late check-out fees.
B. No-shows will be charged as a full stay, including taxes.
C. A 100% payment of the total cost including taxes is required to secure your reservation.
D. Payments can be made with credit card (Visa, Master Card, and American Express) or Bank Wire.
E. Rates are in US dollars and do not include Mexico taxes (16% IVA + 5% ISH Lodging tax).
F. Meals, Chef & catering services are not included.
G. Special Events to rent an entire property, villa or hotel as a full buy-out not sharing with other guests are NON-REFUNDABLE.
H. Special Events Reservations are weddings, retreats for companies, yoga groups, coaching, productions & locations for film and video for entertainment/commercial purposes, family gatherings or any reservation with a specific request to stay in a property not sharing with other guests.
I. All Special Events Reservations must hire a travel insurance with full coverage protection that include benefits such as trip cancellation, interruption, emergency medical expense, emergency evacuation, weather related emergencies, any incidentals and/or cancellations by a hotel, a villa or by the guest to protect the special event incidentals before and during your stay/trip.
J. The hotels offer hospitality services for special events for an additional cost such as Restaurant & Bar services, food and beverage room service, Spa and wellness. These services are NOT included in any reservation.
K. Special diets requirements like Kosher, Vegans, Weddings that request to stay with their own Chef and service staff must pay for the kitchen and dinning room rental to cover the cost of closing the restaurant at the hotel and the use of energy, gas, A/C and kitchen incidentals. The Hotel Restaurant & kitchen facilities are NOT included in any reservation for a special event and the cost is quoted in addition to the price of the reservation.
L. Bank Wire Payment Conditions for groups reservations and full entire hotel or villa rentals:
Your deposit/wire must be done at least 15 business days prior to your arrival date to confirm a reservation.
Confirming a reservation with your payment to stay at any hotel published in our website or properties reserved by special request of the guest, means you accept the terms and conditions of our Cancellation Policy below.
M. Any changes in arrivak oir departure dates, the number of guests, or any cancellation requests including weather related or unforeseen circumstances: these changes must be made through our company in writing via e-mail to reservations@boutiquebed.com
N. If a guest decides to deal directly with the property administration/management about any changes and does not report or request any changes mentioned above through our company, we will have no responsibility for that reservation nor the service at the property and the reservation will be invalid without any applicable travel credit nor refund.
3. Cancellation Policies:
A. If you wish to cancel a booking please let us know as far in advance as possible, upon this notice you will be given a travel credit certificate for any payments received after cancellation fees are deducted.
B. The cancellation fee is calculated and deducted from the total amount of your reservation.
C. If you cancel 61 days or more before your arrival date, there is a 50% cancellation fee and we will issue a travel credit certificate for the remaining balance of your payment towards a future reservation, valid for a year from the day of the cancellation.
D. If you cancel 31 to 60 days before your arrival date, there is a 60% cancellation fee, and you will receive a 40% travel credit certificate (equivalent to the payments received) towards a future reservation, valid for a year from the day of the cancellation, at one of our Website listed properties.
E. If you wish to cancel within 30 days before your arrival date, there is an 75% cancellation fee and you will receive a 25% travel credit certificate towards a future reservation, valid for a year from the day of the cancellation, at one of our Website listed properties.
F. Any other form of cancellation within 72 hours or when the guest is a no-show the day of arrival will result in a TOTAL loss of any payment received.
4. Cancellation by a Hotel or Villa:
A. In the event that a Hotel or a Villa cancel a booking for or under circumstances such as double booking, weather related, a property closing, or any other reason that is not under the control of Suitesbnb International Corp., we are only responsible for extending a travel credit certificate applicable towards a future reservation, for the same value as the payments received, valid for 12 MONTHS, counting from the day of the cancellation, towards another stay in any of the properties listed as Hotels or Villas in boutiquebed.com
B. If the travel credit is not used 12 months after being issued, it is lost without any further validity.
C. To apply for the credit: We require at least a 30-day advance reservation must be requested by the guest via email to reservations@boutiquebed.com and it is subject to availability.
D. If a property cannot confirm the stay our platform boutiquebed.com can assist by offering another option at the destination required.
E. The travel credit has no cash value.
F. If a portion of the credit was not used by the Guest, there is no partial refund.
G. Boutiquebed.com is not the owner of the properties, therefore the Guest is subject to additional terms & conditions issued by the Hotel or Villa where the reservation is requested, confirmed or canceled.
H. Suitesbnb International Corp and its website boutiquebed.com is only the reservation system for the properties advertised.
I. The Hotels or Villas are the final providers of the lodging services to the guests, therefore boutiquebed.com is not responsible for any total or partial refunds related to services, food, and beverage, lodging or any other services like concierge, laundry, room service and any related service regarding the stay.
5. References and links:
Suitesbnb International Corporation is not responsible for the content of any external site linked to directly or indirectly from its website. For this reason, our Company expressly distances itself from all such materials and accepts no liability.
6. Travel certificates and gift certificates policies for 2024:
A. Travel Certificates cannot be combined for a single reservation.
B. Travel Certificates must be applied at least 30 days prior to arrival. Reservations must be requested in writing via email to reservations@boutiquebed.com
C. All reservations are subject to availability at the time of requesting a new confirmation
D. Blackout dates for Travel and Gift Certificates:
All certificates issued by Suitesbnb International Corp. for use on Boutiquebed.com are subject to the following blackout dates, during which they cannot be applied for travel:
*01 January to 08 January - New Year´s Week
*12 February to February 18 – Valentine´s Holidays Days
*14 March to 08 April - Spring Break
*08 May to 14 May – Mother´s Days Holidays
*4 July to 08 July – USA Independence Weekend
*12 September to 16 September – Mexico´s Independence Weekend
*31 October to 04 November - Day of The Dead Weekend
*27 November to 02 December - Thanksgiving Weekend
*18 December to 31 December - Christmas Holiday Season
Limits of Liability
UNDER NO CIRCUMSTANCES WILL SUITESBNB INTERNATIONAL CORPORATION BE LIABLE FOR ANY INDIRECT, CONSEQUENTIAL, EXEMPLARY, INCIDENTAL, SPECIAL OR PUNITIVE DAMAGES, OR FOR LOSS OF PROFITS, REVENUES, BUSINESS OPPORTUNITIES OR ANY ECONOMIC DAMAGES, EVEN IF SUITESBNB INTERNATIONAL CORPORATION HAS BEEN ADVISED OF THE POSSIBILITIES OF SUCH DAMAGES.
Disputes & Jurisdiction:
MEXICO:
If you have a dispute and your dispute involves a reservation involving a Hotel or Villa or Property that is located in Mexico, then the dispute will be governed by the laws and jurisdiction of Mexico, hereby waiving act of any other jurisdiction that may correspond to you in accordance with your present or future domicile.
UNITED STATES OF AMERICA:
If you have a dispute and your dispute involves a reservation involving a Hotel or Villa that is located in the United States of America, then the dispute will be governed by the laws and jurisdiction of The City of Miami and The State of Florida hereby waiving act of any other jurisdiction that may correspond to you in accordance with your present or future domicile.
Suitesbnb International Corporation does not provide any services nor does business in any Country forbidden by any applicable Trade Law, Trade restrictions or any order to stop business due to a trade embargo issued by The Government of The United States of America.
Compensation
In this act you expressly state that it is your will to expressly release from any compensation, Suitesbnb International Corporation and its subsidiaries, this website and each of the partners, officers, directors, managers, agents, employees, contractors and principals of the subsidiaries of Suitesbnb International Corporation harmless from any loss liability, obligation, claim or demand, as the final service to deliver a vacation rental to any client is provided by Hotels and/or villas and/or vacation rental properties known as VrBO (Vacation Rentals by Owners) being the owners, management and administrators of these properties the ultimate responsibles to provide the hospitality services to the satisfaction or disatisfaction of the client, therefore in this act it is your will to release from any compensation Suitesbnb International Corporation, including attorneys' fees, made by any third party, due to or arising out of your use of making a hotel or villa reservation in this Site, including services NOT related to our e-commerce site such as food, beverages, tours, excursions, events, gatherings, film productions or any activity not related to our website boutiquebed.com and Suitesbnb International Corporation only process hotel and villa reservations but does not provide the final service to the Guest(s).
The Hotels and Villas ownerships and management are responsible and have the final liability for their services to the final client that made the reservation
